A Building Revolution with Saltair

Go behind the scenes with Nicole May at Coolum’s modular powerhouse to see how they’re building award-winning, bank-backed futures in record time.

Let’s talk about the inside word on finance, because Saltair is really changing the way we build our homes. They are one of only a handful of builders nationally to hold the coveted CommBank Assessed Manufacturer status, which basically means they’ve unlocked a level of financial freedom you rarely see in construction.

After a rigorous bank assessment of their facility and financial performance, the green light has been given for buyers to access up to 80 per cent of their funding progressively while the home is still being built offsite. Compared to the usual 60 per cent offered by non-assessed builders, it’s a total game-changer.

It is about more than just avoiding rain delays; it’s about keeping your capital in your pocket and your peace of mind on track from the very moment you sign, and that’s reassuring.
Managing Director Steve Bridger says CommBank is genuinely leading the way in making modular finance accessible. That kind of backing gives buyers real certainty.

For years, we may have thought the pre-fab label carried a certain stigma – a suggestion of temporary structures or good-enough cabins. But standing inside the Saltair warehouse, watching a sleek, architecturally designed module glide along a custom-engineered factory rail system, that old narrative evaporates.

Saltair isn’t just building houses; they are engineering a solution to the modern Australian housing puzzle, and they are doing it with a level of credibility that has the country’s biggest institutions taking serious note. The secret, well, it seems to be a concept Saltair refers to as ‘all in-house: all in control’.

By bringing every discipline – from initial design to final logistics – under one roof in Coolum, they’ve eliminated the variables that usually trouble homeowners. Weather delays? Non-existent. Supply chain hiccups? Managed. Quality control? Just look at a finished display.

This methodical approach hasn’t just caught the eye of stylish locals looking for a hinterland retreat; it has earned the ultimate seal of approval with the banks. When we talk about Saltair being one of only a handful of manufacturers nationally to hold CommBank Assessed Manufacturer status, this is seen as a big win for the consumer. It makes the desire of a precision-built home a financial reality for many who previously felt locked out.

Even Jamie Durie is a fan. The lifestyle icon recently brought his Future House series to the Coolum warehouse, filming inside the facility to show Australia what a modular-first approach looks like firsthand. Jamie Durie’s exploration of the Saltair display village – and specifically his interview with CommBank’s Rebecca Markwell – showed how technology like the Home Energy Assessment Tool is being integrated into these builds to ensure they aren’t just fast, but incredibly smart. Look at the track record. While some builders talk about efficiency, Saltair proves efficiency with government‑grade delivery.

“Modular is no longer the future – it is the now,” says Managing Director Steve Bridger, underscoring how their approach is reshaping expectations across the industry.

Take the QBuild project in Bundaberg East, part of the Queensland Government’s Homes for Queenslanders initiative. Saltair delivered 34 dwellings comprising 68 separate modules, in under three-and-a-half months. Let that sink in.

In the time it takes most people to get their council approvals through, Saltair had handed over the keys to a multi-million-dollar community. They weren’t just fast; they were first. Out of three similarly sized regional government packages underway at the time, Saltair was the first builder to finish and hand over.

Speed, however, didn’t come at the cost of what truly matters. Half of those Bundaberg homes were built to gold accessibility standards, ensuring they are fit-for-purpose for older Queenslanders and people living with disability. It’s this blend of high-speed industrial output and high-touch human design that saw them walk away with the Master Builders Wide Bay Prefabricated
& Modular Housing Award 2025.

“Delivering 34 homes in under three-and-a-half months only works if speed doesn’t come at the expense of design quality,” said Steve.

Last year alone, Saltair swept the Sunshine Coast and Wide Bay titles for Prefabricated and Modular Housing at both the HIA and Master Builders awards.

“These awards say a lot about our team and our dedication to quality and efficiency in delivering modular housing,” Steve said.

Their Witta display home – a stunning example of open-plan living that you can walk through at their Coolum factory – took out the Sunshine Coast Master Builders Award for Display Homes -$400,000 to $600,000 category.

Walking through ‘The Witta’, you quickly realise that the kitchen and open-plan living spaces feel expansive, grounded, and permanent. As they move into a new era of growth, Saltair is stepping out from its Coolum headquarters with a refreshed brand and a national vision. With logistics teams capable of delivering these modules Australia-wide – from metropolitan hubs to remote outposts – the Coolum Secret is officially out.

Whether it’s a government-backed social housing project or a bespoke residential masterpiece, the message from the factory floor is clear: the future of building is happening right here, under the lights, with a rail system, a plan, and a very bright future.
