An Eye for Livability with Noosa Buyer’s Agent

Sunlight, cross-ventilation and the ideal floorplan. Nicole May learns why navigating the property market with intention is the key to an effortless Noosa lifestyle.

Most people don’t move to Noosa on a whim. They arrive on a holiday, return for long weekends and, somewhere along the way, begin imagining a life here. That’s when the experience, insight and intelligence of a buyers agent becomes invaluable – you don’t just need someone to help you buy a property, you need someone who can help you understand how you’ll live in it.

Kristy Bruggy, Principal of Noosa Buyers Agent, has lived in the region since 1981. She has seen the town evolve from a quiet coastal village into one of the most sought-after property markets in the country. But more importantly, she has built and renovated many of her own homes here and supported a large number of clients with insights into both small and significant changes that will make a property work for them.

Kristy then assists to bring these ideas to life, through contacts with interior designers, architects, draftspeople and various trades. That hands-on experience has gifted her what she calls an eye for liveability – a practical, unsentimental way of looking at a property to see exactly how it will function for the people inside.  This is how Kristy can help you find a home that is uniquely yours.

“When I talk to clients, there’s so much more to discuss than just their preferred suburb, price range, or the number of bedrooms and bathrooms,” Kristy said.

She explained that many buyers, particularly those from interstate or overseas, see a beautiful home and don’t see the drawbacks such as being positioned in a low-lying, damp pocket, that the home has almost no natural light and ventilation, or the building materials and maintenance of the property is less than optimal.

“Buyers may come from areas where you just turn on the heating or cooling but here in Noosa, if you don’t have the right aspect or cross-ventilation, the house may not be so pleasant to live in,” she explains.

Kristy’s current home serves as a perfect example of this philosophy in action. She is currently closing in a room to create a media space and opening up another section with glass windows to capture the north-east aspect better.

“The house we bought lacked natural light in the living space,” she said. “But I could see the opportunity to transform an otherwise ideal home with a relatively simple fix.”

For her, it’s about identifying the potential for liveability even if it isn’t there on day one. This level of insight is where Kristy separates herself from the purely transactional side of real estate. She
isn’t an investor-style agent looking for a quick flip or simply at the returns. Instead, she focuses on the relationship and the long-term satisfaction of clients.

“The amount of money on stamp duty and agent fees now is significant,” she noted. “If you can get the home layout, indoor and outdoor living, aspect, cross-ventilation and location right in the first place to suit your lifestyle, you’re going to want to stay.”

Educating clients is a major part of her daily work. Many newcomers have a focus on Hastings Street or Noosa Heads because those are the areas they know from holidays and this is where Kristy’s professional experience and personal knowledge learnt from 40 years living in Noosa proves invaluable.

She takes the time to explain the nuances of Noosa’s diverse suburbs, from the canal‑front luxury of Noosa Waters to the open beaches stretching from Sunshine to Peregian Beach, and the expansive quiet of the tranquil Noosa hinterland.

This is exactly where the search process itself is highly personalised. Kristy sends candid videos of properties to her clients, providing an objective viewpoint they won’t find in a glossy sales brochure. She looks for the things agents usually don’t mention – whether it be the lack of privacy from a neighbouring easement, the road noise that only hits at certain times of day, the level of maintenance the property will require, or short term letting approval for those looking for a holiday home.

Once a property is under contract, Kristy’s eye moves from the big picture to the granular. While a standard building and pest inspection covers the structure, Kristy does her extensive checks.
She meticulously moves through the home and tests everything, from every light switch to built-in kitchen appliances and fans. She checks that the drawers under the sinks aren’t hiding water damage and that the air conditioning actually works.

“Buyers often don’t want to do that because it feels invasive,” she said. “Yet, if an air conditioner isn’t working at the pre-settlement inspection, I can say for a fact it was working four weeks ago.”

This meticulousness can extend beyond the settlement date. As someone who purchased a home interstate without any help and flew in five times before buying, I can see how influential this service could be for an interstate or overseas buyer. For many of her clients, particularly those who aren’t yet living in Noosa full-time, Kristy can become a de facto project manager. She recently assisted an international buyer with a brand-new property, managing everything from interior designers and blind installations to furniture deliveries.

“By the time the new owners arrived on settlement day, the house was two-thirds furnished and ready for them,” she said. “It’s a level of service that goes far beyond simply handing over a set of keys.” Whether she is working with a high-budget prestige buyer or a client seeking a carefully considered property purchase, Kristy’s goal remains the same: to protect her client’s interests and help them buy the right property, at the right price, with confidence.

By focusing on the natural light and cross-ventilation, aspect, location and the practicalities of daily life, she ensures the dream of Noosa doesn’t just look good in a photo – it feels right to live in, sometimes making you feel like you’re still on a holiday!

THE LIVABILITY AUDIT

The Aspect: In Noosa, a north-east aspect is the gold standard for natural light and temperature control.
The Breeze: Elevation isn’t just for the view – it’s for the essential airflow that combats the coastal humidity.
The Spaces: Does the home have suitable spaces for both indoor and outdoor living?
The Maintenance: Are you comfortable with the level of ongoing upkeep this property will require?
The Nitty-Gritty: Kristy conducts extensive due diligence on your behalf and checks the finer details you may not have considered.
