With her unique approach and expert advice, one local real estate agent goes the extra mile to help buyers and sellers turn their dream homes into reality. Rebecca Jamieson Dwyer finds out more.

Kathy Wise lives and breathes all things property and loves helping people turn their dreams into a reality through her new agency, Sun and Sage Real Estate. Warm, approachable, and known for her straightforward advice, Kathy has spent over five years helping people buy and sell homes in Sunshine Beach, Sunrise Beach, Noosaville, and Castaways.

“My strategy is different for every property because that’s what selling to the very highest standards requires, but the way I treat the people who own them never changes,” she said. “I believe in exceeding expectations – whether it’s through clear, honest communication or achieving the best possible sale price.”

With a background as a buyer’s agent, Kathy has a unique insight into both sides of the property transaction, which allows her to bridge the gap between vendors and buyers with ease.

“Often, buyers and sellers have different perceptions of the process,” she said. “I help bridge that gap by understanding both sides and guiding them toward a great outcome.”

Her previous experience in interior design and counselling is another string to her bow – from ensuring homes are styled to perfection to supporting clients through the often emotional process of buying or selling, Kathy brings a unique blend of skills to the table. The agency name, Sun and Sage, is a reflection of the environment and ethos in which Kathy works.

“Not only am I focused on the Sunshine and Sunrise Beach areas, but the sun is a central focus of our days – our lives revolve around it,” Kathy says. “Plus, I’m passionate about sharing sage advice around the local property market and with a ‘Wise’ surname it felt like the perfect brand.”

Her new Duke Street office in Sunshine Beach will be designed with luxe Italian-inspired styling, embodying Kathy’s philosophy – stylish, welcoming, and high-quality, just like the properties she represents. One of Kathy’s recent career highlights was selling an iconic property on Parkedge Road on the northern end of Sunshine Beach, bordering National Park.

“It was one of the most amazing properties in town, and the family were over the moon to purchase it,” she shares. “The family that purchased that house then placed their original home in Weyba Street on the market and I sold it to a family from Peregian Beach; creating a ripple effect of happiness within the community.

“I helped the original clients achieve their dream, which then allowed another family to find their dream home – knowing their kids were so excited about being close to the beach and friends was just beautiful and so rewarding.”

Kathy’s commitment to her clients isn’t just talk, and she lights up when recounting stories of how she’s gone the extra mile for clients.

“I was selling a unit for an elderly lady, and my husband Wade and I cut down some trees to let in more light and cleaned up the property before the open house,” she recalls. “Then, on handover day, the buyer called saying she couldn’t handle the smell of the old carpets, so Wade and I were there within 20 minutes to rip them up. She couldn’t believe a real estate agent would do that for her.”

As someone who loves engaging with the community as part of her job, Kathy is a trusted source of knowledge and expertise for those looking to make their next property move.

“Whether I’m at the beach or walking down the street, people know they can stop me for a friendly chat about the market,” she said. “As well as my many years’ experience working in property, I’ve done it all: AirBnbs, rental properties, new builds, renovations, the lot. And because I really listen to buyers and what they want, I’m able to advise on the best course of action when it comes to maximising the sale price of a property.

“People will tell me they’re thinking of putting in a third bathroom, when what they really need is simply to get the house repainted and lay some carpet. Sometimes little tweaks are all that’s needed to get an excellent result.”

Alongside weaving dreams for others, Kathy is also living her own dream in this beautiful region.

“There’s something so special about this Noosa Biosphere – you can feel it while you’re here, and I definitely feel it when I leave,” she said. “I’ll spend all day selling property, then I’ll go home to watch renovation and real estate shows. I just love it!”
