From Blueprint to Sale with Cove Property
When a developer’s vision remains intact from blueprint to build, Nicole May learns that the result is total project fluency.
For Donovan Biss, the evolution of Cove Property has been less about building a traditional agency and more about bridging the gap between a design vision and the final reality for himself, clients looking for development advice and partnership, and also buyers looking for an investment or new residence.
About 18 months ago, the agency was a concept; today, it is a firm dedicated to the tangible delivery of considered, design-led homes. A transition driven by a desire for project fluency. In the standard development model, the person who secures the site and designs the home is often layers removed from the person selling it.
Donovan said that by keeping the process entirely in-house, it ensures that the intention behind every architectural choice is communicated clearly and with integrity.
“We started Cove to keep it all under one roof, to keep it smooth and ensure a better sales process,” he explains.
This approach creates a transparent journey for the buyer, allowing them to deal directly with the developer-agent who knows the property from the first footing to the final finish.
Let’s look at the development at 41 Myles Street, Tewantin. This substantial Hamptons-style home sits on a 506-square-metre block and was secured due to its potential. Donovan helped secure the site and oversaw the formation of a home that offers 360 square metres of internal and external living space, including a dedicated 30-square-metre pool area.
The design is intentionally versatile with five bedrooms and three bathrooms, the layout includes a ground-floor guest suite with its own ensuite, making it ideal for multi-generational families
or those hosting long-term guests.
“It’s designed so everyone can have their own space,” Donovan says, pointing to the inclusion of two separate living areas – one on each floor. This focus on liveability is a characteristic
of his design-driven ethos.
The choice of Tewantin as a development hub is equally considered. While the town centre retains its original character, the surrounding residential areas are undergoing significant gentrification led by a new wave of builders. Donovan notes that while a similar-sized property in Noosaville might command upwards of $5 million, Tewantin offers comparable quality and proximity for nearly half that price.
“The growth of Tewantin and the number of new builders and developers going through there and gentrifying it is a really cool thing to see,” he says.
The data supports this shift, with recent figures indicating that 70% of homes selling for under $4 million in the region are located in Tewantin. It is a market defined by the strength of actual development rather than just turnover. Further down the coast in Yaroomba, Cove Property is delivering a different kind of vision at Neurum Road. This project involves an upscale duplex set back on an elevated hill, where the architectural challenge was to create a multi-residential building that maintained the aesthetic of a single, grand home.
“We aimed to create a duplex that looks like a house,” Donovan explains.
The design features two garages, but only one entry is visible from the front, with the second cleverly tucked away on the side. Each residence offers 260-square-metres of living space in
a style that blends modern pavilion influences with Mediterranean textures. The primary drawcard here is the 180-degree coastal view. From the elevated site, the vista stretches from Yaroomba Beach in the north, past Mudjimba Island – also known as Old Woman Island, and down to Mooloolaba and Point Cartwright.
“It’s glamorous and stylish,” Donovan says of the project, which is currently open for expressions of interest off the plan. “It’s a home that rewards you from the moment you arrive.”
Maintaining trust and integrity throughout these developments means that, if need be, Donovan can stay involved long after the build is finished. This is why Cove Property integrates permanent and holiday letting alongside a concierge service for owners who may only reside on the coast part-time. By managing the properties they build, the team ensures the original vision is upheld, and the investment is protected.
As the Tewantin market continues its upward trajectory, Cove Property is proving that the most successful projects are built on a foundation of direct accountability. It’s a practical, design-led approach that ensures the home you’ve imagined is exactly the one you step into.
