Pride lies not just in the transactions, more the relationships and trust gathered along the way. And it’s estimated since setting up his real estate agency, it has assisted 20,000+ buyers and sellers make life-changing decisions. The database is more than testament to the fact. Little wonder he abides by his mantra: ‘It’s our people who give you the edge’.

“Many of my clients have worked with me now for one, two, and three decades, appreciating that the company runs with the precision of a Swiss watch, and their sale is in the expert hands of high achieving marketing agents as well as dedicated support teams,” he says.

Today the company is synonymous with unrivalled market success in premium property sales. The latest achievements include retaining the position as Number One agency out of 400+ on the Sunshine Coast, and responsible for 22 of 28 $10m+ properties sold over the past year. All of these were in the 4567 postcode which includes Noosa Heads, Noosa Sound, Little Cove and Sunshine Beach to Castaways Beach.

A report from Core Logic/RP Data showed that when it came to the value of properties sold in that postcode over a 12 month period, Tom Offermann Real Estate’s total sales value was more than the next six agencies combined.

“We focus on worldwide multi-media audiences, and our proven track record shows that listings are viewed up to ten times more than those of our competitors,” Tom says proudly.

“Digital media has rewritten the rulebook on how properties are marketed, sold and even talked about.

Naturally, cultural economic and social shifts have also changed buyer’s wish lists aka today’s expectations. Inspired by booms in health and wellness, eco-friendliness, hybrid working and new-gen tech, innovative new builds and bold renovations to enhance their lifestyles, EV chargers are considered a standard feature, similarly, saunas, steam rooms, ice baths and magnesium pools.

Work from home spaces have been super-charged to accommodate sound studios for podcasting platforms, a boom in foodie culture has resulted in more commercial-grade kitchens and tricked-out butler’s pantries, superior comforts and conveniences too, such as eco/gas fire pits and fireplaces, wine rooms and cellars, also touch and movement activated lighting, outdoor kitchens and security features like keyless entry and CCTV phone apps are often now standard.

Ultra-premium sales are looked on by market watchers as a bellwether for the market’s health. As soon as the sold sticker goes on a sign or on the Internet listing the office is immediately bombarded with enquiries about the price. Some is curiosity but much comes from those taking stock of their own investment in this marketplace, perhaps thinking of selling, or just taking comfort their investment is going in the right direction.

Latest big splash sales and hot pockets include:

  • $18m for 45 Witta Circle on Noosa Sound and 616m2 of pure gold riverfront land. Build your house on it with the approved plans provided whilst being cognisant the house was negotiated for $30m, Queensland’s highest house sale in 2024.
  • $16.5m for 92 Hilton Terrace in Noosaville with 1940m2 of rare north facing absolute riverfront land complete with an old cottage once owned by one
    of Noosa’s great benefactors, Harry Spring, who donated enormous land tracts to Noosa Council and after whom Harry’s Hut is named. It sets a new Noosaville record by a wide margin.
  • $16.95m for 78 Noosa Parade Noosa Sound, a location long considered the Holy Grail for property investors due to Hastings Street proximity and NW aspect. Designed by Stephen Kidd and built 20 years ago, it has been much sought after as the golden tick of approval for holiday rentals.
  • $13.25m for 11 Little Cove Road in Noosa Heads sparkling new outstanding residence, perfect location on the doorstep of Little Cove Beach and Noosa Natonal Park.
  • $9.25m for 30 Enterprise Street high on the hill in north Sunshine Beach with shimmering Coral Sea views looking down the valley to the east and the Noosa National Park directly behind. Almost … a secret hot pocket!
  • $5.725m for Cooroy Mountain’s 4ha Banyan Estate in the Hinterland’s Golden Triangle with new owners finding their exhilarating dream lifestyle, just a 15 minute drive to the beach.
  • $7.05m, the lavish new Tallow penthouse sale exceeded the $6.52m Serenity Close record, set in 2021, also it was Noosa’s highest apartment sale this calendar year. The last higher sale was 9/81 Hastings Street, which TORE sold for $12.51m in November 2024.

On a related note, it was top marques for a dazzling day of brilliance on Saturday 19 July when 50 of the rarest, cherished most astonishingly beautiful vehicles in the world, all signifying perfection, unparalleled aesthetics and technical superiority, glided into their designated spots on beautiful Hastings Street, which for the third year, was completely closed off for Noosa Concours d’Elegance.

As a founding major partner, Tom is supremely proud to be part of an event celebrating so much, from automobile masterpieces for the curious, and connoisseurs of art and style, alongside the latest in luxury marques, also live entertainment along the street, and happy faces everywhere.

Events extended beyond Hastings Street from Friday’s Fly Me To The Moon airport hangar event at Flight Options Jet Centre, complete with Red Bull stunt pilot Matt Hall providing a death defying air show, to Sunday’s Drive Day to the Hinterland, and a sold-out hosted sunset cruise aboard HV Stillwater to finish.

The immediate boost to all local businesses especially accommodation and restaurants is undeniable, but the real value stretches further. Many visitors were either first-timers or returning admirers of Noosa’s rare charm with idyllic weather to complement top class hospitality sparking more than holiday joy for now, future visits, and for some, their ultimate desire to call Noosa home.

“These type of events add richness to our calendar, particularly in trough periods plus they also open doors – literally,” recalls Tom. “We sold 78 Noosa Parade at auction for $16.95m, and one registered bidder was a client we first met at last year’s Concours.

“Whilst unsuccessful on the day, they helped deliver a fantastic result, and we’re confident we’ll find their Noosa sanctuary.

“There is only one Noosa and weekends like Concours d’Elegance remind us why this is one of the most desirable places to live in the world.”
