Alexander says the selling phase – where the property is listed, marketed, offers are received, reviewed, negotiated and then finally accepted – can be the most nerve-wracking part.
“This is where the skill and experience of your real estate agent becomes very important,” he said. “Having someone who understands the market and can be your advocate and remove the emotion from the process makes all the difference in achieving the outcome you desire.
“That said, you always remain in control as the final decision maker.
Once an unconditional offer is received, it’s time to prepare for the move, hiring movers and creating a check list for updating your address with the post office, banks, utilities, and other relevant institutions.
If you haven’t already found your new home and sorted finance, Alexander, says this is when the search for a new home begins in earnest.
“We would have been monitoring the market according to the requirements already identified so this will go to the next level,” he says.
“When you have found your new dream home and an offer is made, the next step is to finalise the finances, carry out building and pest inspections to ensure there are no hidden issues,” he said.
“Everything has been leading up to this moment, and anticipation is high.”
And finally, closing the sale of the house requires completing the required documentation, doing a final walk-through final to ensure everything is in order prior to settling the deal and transferring ownership.
