They can store all their snowboard gear or mountain bikes right there in the unit. They don’t have to think about it, they don’t have to pack it, and it’s there waiting for them the moment they land.”
However, the path to owning an alpine sanctuary is paved with complexities that can catch the uninitiated off guard. New Zealand’s property market, particularly in hotspots like Queenstown and Wanaka, operates under a unique set of rules regarding ‘Visitor Accommodation’ (VA). Kyle’s own journey into the market served as a steep learning curve that now forms the backbone of the service she provides.
“We did this ourselves,” Kyle shares. “We were holidaying over there every ski season, and eventually looked into buying a unit. But we quickly found out about the zoning rules, which like Noosa, are very strict. You must be in a special zone to put your place on Airbnb or into a holiday rental pool. If it’s zoned for permanent rental, you can’t just go and stay in it whenever you want.”

“One of the big conversations I have is about location versus utility,” Kyle notes. “People often think they want to be right near the international airport for convenience, but that changes how you use the property, especially if you choose to follow the investment path.
“Travelers want to be in the hustle and bustle of Queenstown or at the base of the ski fields where the restaurants are. Look at Arthurs Point for example – it’s a short drive from the airport but much more appealing for holidaymakers to rent out when the owners aren’t there, if they wish to go down the investment path.”
While the ski season is the tourism appeal, the lock-and-leave lifestyle is increasingly a year-round proposition. As the snow melts, the Central Otago region reveals hundreds of kilometres of world-class mountain biking trails with an additional 250 kilometres of tracks around the Arthurs Point area, ensuring the region remains a destination for active travellers, regardless of the temperature. “Being in New Zealand feels safe,” Kyle says. “Tucked away in that Central Otago region is a place where you can truly switch off.’

While many locals fly into Christchurch and enjoy the scenic drive down to Queenstown or Wanaka, the journey is a small price to pay for the lifestyle that awaits.
