Home Sweet Handled at Cove Property

For Noosa’s part-time residents and full-time travellers, the distance between here and home just got easier to manage. John Caruso discovers a service designed to look after your most valuable asset, the way you would.

Picture it. You’ve been away for three weeks, Hong Kong, maybe, or London for meetings, visiting family or a relaxing escape, and your Noosa home has been sitting empty. The garden’s now an unrecognisable jungle. The pool is anyone’s guess, and somewhere in the back of your mind, across many time zones, an anxious voice asks the same question on a loop, ‘what state is it in’?

It’s a worry that comes with owning a prestige property in one of Australia’s most sought-after towns while not living in it full time. The market is full of second homes in Noosa, bought for the right reasons and maintained out of obligation rather than joy.

Donovan Biss has spent his career reading the local market, its character, the people who make it work. As director of Cove Property, the family-led agency building its reputation across sales, development and rental management in the region, Donovan has identified a gap that sits between holiday letting and permanent rental. A gap with real money and real anxiety sitting in it.

The answer is Cove Concierge, a tiered, flat-rate property care service designed for owners who are there some of the time, but far from all the time. Donovan described it as a way for part-time residents to walk back into a property that still feels like home after being properly maintained in their absence.

“It’s like coming back to a hotel to stay at your own place every time,” he explains.

The concept is more straightforward than its appeal might suggest. Cove takes on the full management of a property while the owner is away – cleaning, pool care, garden maintenance, security monitoring, subcontractor coordination, everything that would otherwise deteriorate or require the owner to make a dozen calls from the other side of the country, or world.

The service runs across three tiers, priced at $500, $800 and $1,200 a month, with no extras added on and no surprises on the invoice. The top tier amounts to total property stewardship.
Donovan shares the example of a recent client, an overseas resident who returns to their Noosa home roughly once a month and needed the full suite, security camera monitoring, garden and pool maintenance, cleaning and subcontractor management.

They arrive. The house is ready. The pool is blue, and the garden hasn’t had the chance to embarrass anyone. All of it taken care of without the owner lifting a finger or manage maintenance across time zones.

Donovan is blunt about the scope of the arrangement: “We do it all! One hundred per cent,” he says.

At the lower end of the scale, the needs are different, but the principle holds. The Brisbane professional, for example, who drives up for long weekends needs the pool kept, the lawn tidy and the occasional tradesperson organised, but has no need for taking calls from the mobile security guy. That peace of mind for just $500-a-month! What separates this from comparable services is pricing clarity and the absence of fine print.

“Our rates are keener than the competition, and the fee is precisely what it says it is. Not an approximation. Not a starting point,” Donovan says. “A lot of others will go, here’s your tier, but then there’s all these extras we’re going to add on.”

For a homeowner who has been caught short on a maintenance bill before, that distinction matters. In Noosa’s second-home market, where a significant proportion of the property stock is owned by interstate and overseas buyers who visit for the school holidays and the occasional long weekend, cost transparency is not incidental. It’s the whole point. A flat rate is a simple thing. In this market, it’s also relatively rare.

There’s a further dimension that speaks directly to Cove’s character as an agency. Donovan’s background is not in property management alone, it runs through construction, trade and development, with a family history in Noosa going back to the ‘70s and connections to builders, architects and town planners that are long-established and well used.

If an owner decides that two months away is the right moment to finally renovate the kitchen, or add that deck, Donovan can project-manage the work from start to finish. This is the service at its most ambitious, a proposition that goes well beyond keeping the garden alive. Come back in eight weeks and the renovation is done, the site is clean, and the contractors have been kept honest throughout. It’s the kind of capability that only makes sense inside an agency with genuine development depth.

The concierge offering is the newest addition to what Cove runs as three distinct rental arms: the permanent rental side has placed six properties in the past six months, each rented within
a fortnight and each above market rate; on the holiday letting front, Cove Holidays, (coveholidays.com.au), brings four years of management experience with high-end homes, established first in Agnes Water and now expanding into Noosa with a pipeline of properties awaiting council approval; and Cove Concierge completes the picture, designed for the owner who doesn’t fit neatly into the other two categories.

It’s a considered piece of positioning. Permanent rental assumes you’re largely absent. Holiday letting puts short-stay clients in your home. The concierge service assumes you have a property worth maintaining however your lifestyle takes you away from it regularly, and that your time is worth more than the hours managing it yourself would require.

Donovan is measured about what the demand for Cove Concierge might look like. He makes no grand claim to having invented the category, and no prediction about how quickly it may grow.

“I wouldn’t say it’s a huge gap, it’s been around for a while, and I believe we’ll do it better,” he explains.

The best concierge, in any context, is the one you never have to think about. You walk through the door. Everything is exactly as it should be. For Noosa’s growing cohort of part-time owners and full-time travellers, that promise, priced clearly, delivered effectively, is worth more than any brochure can stipulate.
