The Changing Face of the Noosa Property Market with Kirstie Klein-Hunter

For most of us, the property market is something we take a keen interest in. We listen anxiously for news on interest rates and follow trends in earnest. Whether you are an owner, an investor or are simply hoping to break into the market, it’s a topic that is widely researched and discussed. Jennifer Swaine finds out what’s in store for the year ahead.

In property markets like Noosa, there is always added interest. One of those reasons is simple – it’s Noosa, a highly desirable and unique enclave that captivates buyers from all over the world. The other reason is that there is finite property in the area. You can’t build a house unless you buy an existing property to demolish and if you are hoping to break into this exclusive market you need to wait until something comes up for sale.

As such, there is always demand for property and talking to respected Noosa Buyers Agent Kirstie Klein-Hunter, I discovered that the year has started off strong with buyers quick out of the gates in their bid to purchase property.

Victorians love affair with Noosa property continues

During the pandemic, Noosa welcomed its share of Victorians who were keen to escape the lock down laws in their state. While many returned home post covid, Kirstie says their love of Noosa remains with many turning their backs on the Victorian market in favour of Noosa.

“The Victorian property market is currently navigating a complex landscape influenced by economic factors, policy changes, and shifting investor sentiments,” Kirstie said.

“Many areas are seeing a decline in property values which has been exacerbated by the introduction of increased land taxes and stringent rental regulations.

“As such, many of my clients are actively pursuing property in Noosa which will yield them better returns.”

Getting ahead of the boom

Kirstie believes the demand for property in Noosa is set to continue with its strong growth trajectory and will become a key focus the closer we get to the 2032 Olympic Games.

“There is a sharpened focus from investors for property in Queensland, especially in Noosa,” Kirstie said.

“The property market is starting to heat up and this has been further fueled by the impending Olympic Games which will see significant investment in infrastructure in the region.

“People are now trying to get ahead of the potential boom that is coming down the line.”

Interest rates are finally heading in the right direction

With the first interest rate cut in four years announced on 18 February, Kirstie is confident there will be further cuts this year.

“Inflation appears to have settled which is a welcome relief to many,” she said. “However, the sustained increases over the past four years have left a lot of people nervous so I imagine those who are doing it tough will be cautious for the foreseeable future.

“If this is the case, they may continue to watch their spending which will in turn help to keep inflation under control.”

Investors are out of the gates early

A notable trend this quarter was the influx of investors into the market post-Christmas.

“Within weeks of Christmas being over, I was taking numerous calls from investors keen to start their hunt for a Noosa property”, Kirstie said.

Kirstie also noted that they started the New Year with a fresh vigour with many buyers acting swiftly to secure the property they wanted.

“Buyer behaviour has shifted this year,” she said. “Stock that sat over the holiday period has started to move and now properties are being sold within weeks of being listed which is a major change from last year when they were taking much longer to sell.

“Last year there was a lovely property that sat on the market for a considerable amount of time with not a lot of interest.

“However, by February the interest had ramped up and numerous people were chasing that particular property.”

Without a doubt all eyes will continue to be on Noosa this year – and it demands our attention for all the right reasons.

Noosa is bright, beautiful and immensely appealing and there is little wonder everyone wants a little piece of this incredible place we get to call home.
