Unpretentious Tom Offermann has triumphed as an eponymous real estate company since 1992, by making a difference, reveals Helen Flanagan.
Entrepreneurially spirited and with a strong sense of community, always supercharged for success with energy, determination and resilience, Tom Offermann is a constant source of inspiration, motivation and strategic communications, setting the benchmark for prosperous property marketing. It was a propitious start to the year when the much-anticipated annual list of the top 20 Queensland property sales for 2024 was released. In a first, there were five from the same postcode – Noosa Heads 4567.
A remarkable feat, all proudly negotiated by the company’s marketing agents at: 43 Witta Circle, $30m; 10 Noosa Pde, $22.5m; 40 Noosa Pde, $20.5m; 3 Allambi Rise, $16.9m; and 2/1-7 Bayview Road, $15m. Toast of the Coast endorsements followed with a list of the top 50 Sunshine Coast properties. It also showcased the Noosa region, and the agency’s absolute dominance in the prestige end of the market.
From beachfront to riverfront residences, to elegant apartments and exclusive hinterland estates, Noosa accounted for 39 of the Top 50 properties with 21, equating to 53%, sold by Tom Offermann Real Estate marketing agents. All, but one, of these properties featured in the Top 10. The lowest sale price was $6.1m, while the highest sale once again was $30m for 43 Witta Circle on Noosa Sound.
“Whether it’s one of those blockbuster sales making the headlines or one of the many under the radar, they invariably herald significant changes in the circumstances of buyers, and for sellers empowering them to move on to other properties, projects and places,” Tom said. “Contributing to such positive outcomes, ultimately makes our roles in real estate always engaging and rewarding.
“We sell hundreds of properties every year, many think it’s mainly the premium ones, but every price range is covered.”
So, what price would earn the blockbuster title?
“Not so long ago $5m was the benchmark, and now it’s shot up to $10m,” Tom says. “In 2024, there were 19 of these in Noosa,compared to eight in 2023, with an aggregate value of $284m and average of $14.95m.
“The Tom Offermann marketing team has sold a whopping 92% of them.”
Digital media has rewritten the rulebook on how properties are marketed, sold and even talked about. Paramount is having the right exposure such as 10 Noosa Parade which achieved 109k search results, 15k listing views and 415 saves. Not just another sale, more a masterclass in leveraging social media to amplify a property’s reach and allure.
“If it isn’t on socials, are you even selling your property?” says leading property journalist Michelle Singer from Dominant Communications.
“It’s no longer just about having the right home at the right price, it’s about having the right exposure. Social media is a must-have for property marketing.
“It isn’t just a nice-to-have anymore—it’s a necessity. Platforms like Instagram, TikTok, YouTube and Facebook bring properties to life, turning static listings into dynamic stories.
“Drone videos showcase sweeping views, Instagram Stories highlight live walk-throughs, and targeted adverts ensure the right eyes are seeing the right properties.
“Agencies putting considerable resources into socials include Tom Offermann Real Estate, where telling stories, evoking emotions, and connecting potential buyers with a dream lifestyle is as important as selling a home.
“Traditional methods still have their place – newspaper adverts, brochures, and the time-honoured open home are all still relevant.”
A database and local market knowledge accumulated over three decades, is also a driving force behind the coast’s number one in real estate, but when it comes to success, there is no secret.
“The only place where success comes before work is in the dictionary, and in real estate it is a truism,” Tom muses. “It takes work, a lot of it, with a never-ending commitment to do better every day, ensure superior experiences and results for clients, engage a superior workforce and reward and train them
to thrive in all market conditions.

Tom’s commitment to community is also legendary, including sponsorship for Surf Life Saving to supply vital training and lifesaving equipment such as defibrillators and IRBs to replace heavy timber surfboats. In over 30 years, even the small group of nippers at the Noosa Heads Surf Life Saving Club, has benefitted with growth to over 700 members.
“I am constantly in awe of what happens at the Club’s grass-roots level, especially the nippers – such an important way of moulding young lives,” he said. “Similarly, I had no hesitation recently sponsoring the Club’s new Beach Wheelchair.
“Imagine the joy it will bring to so many, particularly those accessing water for the first time!”

Tom Offermann Real Estate was thrilled to be the major event partner for Noosa Concours d’Elegance 2023. Styled on the famous US Pebble Beach event, but free to attend here, it was an even bigger thrill to see it receive the Rising Star Award at the UK-based historic motoring awards in London. The 2024 event was even more outstanding and 2025 promises to exceed all expectations.
Adding superstar appeal on Hastings Street, will be a 1936 Delage D6-70.
In 2014 it won Best French Car (The French Cup) and Second in Class (Pre-war) at Pebble Beach Concours d’Elegance, one of the most prestigious classic car shows in the world. Held annually in California, this event showcases the rarest, most historically significant, and immaculately restored automobiles.
Winning an award at Pebble Beach means a car has been judged to be among the best in terms of authenticity, restoration quality, historical significance, and overall elegance.
