Enduring Legacy for All Seasons at Tom Offermann
From humble beginnings to defining luxury, Tom Offermann’s story is one of vision, relationships, and the relentless pursuit of excellence, Helen Flanagan enthuses.
Where squeaky white sand beaches and sparkling meandering turquoise waterways meet lush hinterland peaks, Tom Offermann saw the potential for more than homes. He saw legacies. When Tom moved to Noosa from Brisbane in 1986, he did so with a motivational mantra in mind.
“I have always been spurred on by a famous saying from Thomas Jefferson:
‘If you want something you’ve never had, you must be willing to do something you’ve never done,’” he says, whilst recalling his initial foray into real estate at an agency on sophisticated Hastings Street.
His first sale was a $31,200 three-bedroom apartment.
“Man was I excited,” he enthuses. “I would kayak along the Noosa River and fully appreciate the sense of community and the diversity of people

Thirteen real estate agencies operated on the same street, and the concept of exclusivity barely existed. However, Tom found his point of difference six years later, unveiling his namesake agency in Quamby Place on Noosa Parade. Ten years later he opened the Hastings Street office.
“I was now weaponised with a mobile phone with a pull-up aerial, but I used it as little as possible because it cost 65 cents per minute, and texts were 40 cents,” he recalls. “A competitor said I would be broke in a year and never make it outside of Hastings Street. I love a challenge, so he did me a favour.”
Beyond the luxury homes, boutiques, and fancy restaurants, he was drawn by nature, the people, also the shaping of Noosa, especially in burgeoning Noosa Heads which was well underway and facilitating fortuitous times for bold entrepreneurs. As the market shifted from beach shacks to high-end residential estates and mindful architectural projects, Tom didn’t follow merely to stay current, he led. Veer off Hastings Street, leaving boutiques, gelato queues, and beach-bound crowds behind, head briefly along Noosa Parade, then turn again. There, a small bridge arcs over a quiet canal.
On the other side lies Witta Circle, an island of privacy where lawns roll to the river and paddleboards rest beside private jetties. Developed in the early 1970s as part of the Noosa Sound canal estate, the
first project to offer the region truly waterfront homes, this curving stretch of about 50 houses is among the most coveted pieces of real estate in Australia.
Waterfront land originally sold for around $12,000, today sites trade in the tens of millions, and Witta Circle boasts some of Queensland’s most stunning waterfront properties with the highest land sale at $18 million, and highest house sale at $30 million. When the land was released many real estate naysayers predicted it would sink, washed away by a king tide.
Over 5O years later, with glimmering waterways leading to the magical Noosa River, nothing could be further from the truth. In fact, Noosa Sound has enjoyed an annual 15.75% average capital appreciation that has resulted in the average doubling period of four years and nine months.
Tom and his agents have sold almost every property along its sweep at some point, some several times over. Part of the allure lies in its geometry. Most allotments sit on about 600 square metres, the classic quarter of an acre in ‘old money’ and, being fan-shaped, they narrow toward the street and flare at the water. Holding the house price record for the street is 43 Witta Circle, and looking at the size and beauty of it, there is no wonder why.
Other residents did the opposite, buying side-by-side blocks with dreams of a grand compound, only to discover one parcel was enough when the architect added space with a subterranean level. The leftover site in question, a vacant lot at number 45, sold in 2025 for $18 million. The blend of rarity and lifestyle, coupled with the lack of any prospect of further development, continues to define Witta Circle.
“Whoever you speak to on Witta Circle, they have the best aspect,” Tom says. “They are all big fans of their own aspect. Every owner on the Circle is unified in their belief that it is the best place to be, plus the best outlook and best aspect. I think they are all correct, there is something going for every sector of the 360-priceless-degrees. The circular nature of the 650-metre street gives every home a unique perspective: north for sunlight, east for morning glow, west for sunset gin and tonics. The south gazes across to a heavily vegetated rise, where night is punctuated only by the sound of fish splashing in the stillness.
”Then there’s the street’s idyllic combination of qualities,” Tom says.
“You have got river frontage where you can anchor a boat, yet you are only a five-minute walk from the beach and Hastings Street. Some fortunate people have the tough decision between riverfront or beachfront, but here, you have it all.
“The compound capital growth of land value on Witta Circle has been around 15.75% average annually since it was developed,” he says. “And it is one of the most exceptional and consistent growth rates in the country.”
Similarly in Little Cove, Hastings Street and near Witta Circle, irrefutably the ‘Holy Grail’ of Noosa Parade, a 700-metre row of 36 homes, coveted absolute riverfront address looking north to the Noosa Woods, and almost on the doorstep of glamorous Hastings Street. These days Tom and his team have been responsible for multiple records at a super-prime level. Topping the list of $10m+ properties sold is 32-34 Noosa Parade for a yet undisclosed amount and a new Queensland record; numbers 10 and 40 are in seventh and eighth positions; Witta Circle sees number 43 in third place; and 31 and 45 fill the ninth and tenth positions.
The magnetism of Noosa is undeniable, and constantly in the media spotlight from investors eyeing off hot spots and visitors thinking perfect holidays. Countless have found the idyllic sub-tropical climate irresistible, similarly owning a forever home in other booming areas such as the eastern beaches from north Sunshine Beach which abuts the Noosa National Park to Peregian Beach.
Testaments are properties on the top $10m+ list such as 17 Webb Road and 33 Ross Crescent, both in Sunshine Beach, in second and fourth positions, while the resplendent Maravilla on the beachfront at 3/56 David Low Way in Sunrise Beach, came in fifth. Tom Offermann Real Estate is consistently responsible for multiple records at a super-prime level.
“Many of my clients and also most of my amazing team have worked with me for one, two and three-plus decades,” Tom says proudly.
Topping the leader board are ad manager Rebecca who joined in 1995, contracts manager Sandy in 1996, and IT manager Alistair in 2002. Four sales and marketing agents Cameron, Eric, Julie, and Nic joined in 2009, and close behind are Tracy, Jesse, and Rebekah.
