Safe as Houses with Luxe Coastal
Despite global uncertainty and economic headwinds, the prestige property sector is proving its worth as a safe bet for savvy investors. Melanie Rosettenstein gets the story.
In a world rattled by economic swings and global uncertainty, the prestige property market remains as safe as houses, offering stability, status, and long-term value where other assets falter, according to Christine Mount from Luxe Coastal Property Buyers.
“It’s no accident that Noosa and the greater Sunshine Coast have historically proven to be remarkably resilient and this doesn’t look to be changing anytime soon,” she said.
CoreLogic data highlights Noosaville is among the nation’s top 30 regional prestige suburbs in 2024 with Sunshine Beach ranking as the third-highest regional prestige suburb nationally, with a median house price of $2.2 million and recording Queensland’s top residential sale in 2023 at $28 million, negotiated
by Luxe Coastal Property Buyers.
Christine said these figures were remarkable for a regional market and were driven by a unique convergence of forces including structural market characteristics and a unique buyer demographic that positions prestige property as an asset class of its own.
“With its pristine beaches, lush hinterland, sparkling waterways, and unbeatable lifestyle, it’s no surprise that suburbs like Noosaville and Sunshine Beach, alongside stalwarts such as Noosa Heads and Noosa Sound, continue to rank among Australia’s top performers in this space,” she says.
“Equity-rich and cash buyers, largely unaffected by lending restrictions or economic headwinds, continue to transact confidently, and the demographic shift sparked by the pandemic continues to see affluent young families and entrepreneurs relocate from city centres, drawn by Noosa’s lifestyle appeal and the flexibility of remote work.
“Expat buyers are another growing force in the market, taking advantage
of the weaker Australian dollar, which boosts their purchasing power when earning in stronger foreign currencies; and supply remains tight, with strict town planning, conservation zoning,
and limited land releases ensuring that demand consistently outpaces availability.
“These are all critical drivers of long-term capital growth.”
Infrastructure momentum adds further appeal with developments like the Maroochydore City Centre and preparations for the 2032 Olympics enhancing connectivity, amenity, and future value.
“Plus, let’s not forget proximity to the Sunshine Coast Airport and Brisbane just two hours away,” says Christine.
“CBRE’s March 2025 report confirmed strong and sustained buyer interest in high-value homes and we’re not just witnessing this resilience, we’re actively securing rare and significant properties that align with both lifestyle aspirations and long-term capital growth.
“Right now there are some great opportunities for buyers to secure quality properties at reasonable prices.”
Based on her experience on the ground working with buyers and sellers, Christine expects to see this trend continue with prestige property proving its status as a resilient asset class.
Tim Lawless, Executive Research Director at CoreLogic and a long-time Noosa local, says prestige property operates in a league of its own.
“Prestige markets tend to operate on a very different paradigm,” he explains. “They aren’t as vulnerable to interest rate rises or economic shocks because buyers in this category often bring significant equity from previous property sales or transact entirely in cash.”
In other words, while average buyers might pause due to rising interest rates or share market uncertainty, high-net-worth individuals often move ahead unaffected. Their motivations are less about short-term financial shifts and more about securing lifestyle, legacy, and long-term value.
Christine agrees citing that larger homes and blocks found in Noosa which support multi-generational living, are proving to be a major drawcard. “One of the key advantages of this market is that families are investing in homes everyone can enjoy, across generations,” she says. “It’s a win-win. You’re making a sound long-term investment in a highly desirable area, while also creating a space for the extended family to share.” The concept of prestige property as a defensive asset class is gaining traction.
According to the 2024 Prestige Market Report by Westpac Private Bank and CoreLogic, properties above $5 million are increasingly seen by savvy investors as a hedge against volatility. In places like Noosa and Sunshine Beach, where demand permanently outstrips supply, the fundamentals remain strong.
“While 2025’s conditions are still unfolding, historical trends suggest Noosa and the Sunshine Coast may continue to attract investors seeking both lifestyle and long-term security,” Christine added.
As the world continues to navigate uncertainty, prestige property, particularly in Noosa, stands out as
a rare combination of sanctuary and strategy. With stunning natural surroundings, a blissful laid-back lifestyle, and strong market fundamentals, Noosa remains a magnet for those seeking both a dream home and a smart asset.
Whether it’s the charm of waterfront living, space for extended families, or the comfort of knowing your investment is built on long lasting value, Noosa continues to deliver. Here you’re not
just buying a home, you’re securing a lifestyle that will stand the test of time.
