Secret Weapon! with Noosa Buyer’s Agent
It’s not all open homes and espresso shots. John Caruso discovers what a day in the life of a buyer’s agent looks like. Someone who digs deeper, goes further, and makes every detail count.
It’s a little before dawn and while most of us are still tucked up in bed, Kristy Bruggy is already at it, researching properties, refining client briefs, and gearing up for what will almost certainly be a twelve-hour (plus) day. Not that she’s complaining.
Kristy will tell you there’s no such thing as a “typical” day. Every buyer is different. Every property is different. And every negotiation calls for its own approach – one she navigates with insight, adaptability, and finesse.
“A significant part of my role is education,” Kristy explains.
Having lived in Noosa for more than 40 years, she brings a depth of local knowledge her clients rely on. Every suburb – and even every street – has its own story, with price points that can shift dramatically from one end of the street to the other.
For buyers, it’s often overwhelming. Kristy’s passion is sharing her expertise with clients to cut through the confusion – matching lifestyle, liveability, and their goals with the right location and home. Her clients come from all over – locally, interstate, and overseas – so Kristy often acts as their full proxy. Clients are often surprised by the depth of her insights.
“They’ll say, ‘I would never have thought to check that,’” Kristy shares.
It’s because she captures more than just facts – she conveys the feel of a space, how it lives, its quirks, and the questions buyers might not even think to ask or check. She also does the one thing most buyers struggle with: staying objective. It’s easy to fall for the look of a place and forget what you actually need. Buyers get tired, emotionally stretched, and tempted to settle. Kristy reins it in.
“Sometimes I just bring them back to their brief,” she says. “The property looks great, but is it actually right for your life?”
That steady hand extends to negotiations. Kristy not only knows the market, but she also knows the agents. She reads between the lines, gathers comparable sales, and builds deals that go beyond just price.
Terms, timing, privacy – she lines them all up, quietly and deliberately. She’s also a relentless researcher and extremely well connected.
“If I don’t know the answer, I’ll find someone who does,” she says. “I’m not here to bluff or guess. I’ll call a plumber, council, dig into planning overlays – whatever it takes to get the facts.”
It’s a mindset rooted in responsibility.
“Clients are trusting me with one of the biggest purchases of their lives,” Kristy says. “That matters.”
And while the days are long and the work is rarely glamorous, Kristy wouldn’t have it any other way.
“I get to make a difference,” she says. “Even when people are spending millions, they can still feel vulnerable.
“They’re often overwhelmed, scared of making the wrong choice, worried about missing something.
“And I can walk in with calm and clarity, and say, ‘It’s okay. I’ve got this. I’ve got you.’”
It’s not just about property. It’s about people. It’s about trust. And when the keys finally change hands and a house becomes a home, her clients know it’s not just beautiful – it’s right. Because Kristy made sure of it. That’s where the right buyers agent becomes your secret weapon to finding home sweet home.
