Australia’s Prestige Property Market continues to demonstrate strong growth with the Sunshine Coast and Noosa areas maintaining high demand. Speaking to Melanie Rosettenstein, Luxe Coastal Property Buyers’ Christine Mount unpacks the reason behind this growth and how she can help prospective buyers find the hidden local gems to live a luxe life.

According to Luxe Coastal Property Buyer’s Prestige Property Report 2024 (Australia) by Westpac Private Bank and CoreLogic Australia, the prestige property market of prime and ultra-luxurious homes remains robust. And, bracket creep (where general house price increases push properties into higher price brackets), was attributed to strong buyer demand and the broader market growth of 24.5 per cent in 2021, as reported by CoreLogic’s National Home Index Value.

Queensland’s largest sale last year was in Sunshine Beach and was brokered by Luxe Coastal Property Buyers with Principal Christine Mount saying it underscored the strength of the region in the prestige property sector.

“The data also shows Noosa and the Sunshine Coast featuring prominently amongst Australia’s Top 20 Prestigious Regional Suburbs where over 50% of the suburbs represented are right here in Queensland,” she said.

Our region firmly held onto its mantle as the most popular destination amongst Australian movers, with its share of all net internal migration flows increasing to 17.5% in the December 2023 quarter – its highest share since the metric was first measured in December 2022.

“This was driven by an increase from the last quarter of 33.3%, particularly from the capitals.”

Notably, the Sunshine Coast and Noosa areas ranked well in Australia’s Top 20 premium regional suburbs where Sunshine Beach, with a median house price of $2.82 million, ranked the third highest behind Victoria’s suburbs of Portsea and Flinders. Out of the top 20 Regional areas, Noosa was ranked ninth with a median house price of $2.55 million; Noosaville ranked 10th with a median house price of $2.46 million; Sunrise Beach came in at 18th with a median house price of $2.24 million; and Peregian Beach took the 20th spot with its median house price of $2.17 million.

CoreLogic attributes the profound growth in these top areas to a few common but highly sought after traits: a desirable coastal or hinterland lifestyle; affluent communities; world-class beaches and scenic surroundings; easy access to major and regional airports; as well as access to a plethora of quality dining and recreational facilities.

“The Noosa and Sunshine Coast regions deliver these attributes in spades and being neighbouring UNESCO Biosphere Reserves – where 35% of the shire is protected and further land development is limited – just adds to its appeal and exclusivity,” she says.
